<p><strong>What Your Home inspection Will Cover:</strong></p>
<ul>
<li><strong>Siding:</strong> Look for dents or buckling</li>

<li><strong>Doors and Windows:</strong> Look for loose or tight fits, condition of locks, condition of weatherstripping</li>
<li><strong>Roof: </strong>Look for age, conditions of flashing, pooling water, buckled shingles, or loose gutters and downspouts</li>
<li><strong>Ceilings, walls, and moldings:</strong> Look for loose pieces, dry wall that is pulling away.</li>
<li><strong>Porch/Deck:</strong> Loose railings or step, rot</li>
<li><strong>Electrical: </strong>Look for condition of fuse box/circuit breakers, number of outlets in each room</li>
<li><strong>Plumbing: </strong>Look for poor water pressure, banging pipes, rust spots or corrosion that indicate leaks, sufficient insulation</li>
<li><strong>Water Heater:</strong> Look for age, size adequate for house, speed of recovery, energy rating.</li>
<li><strong>Furnace/Air Conditioning:</strong> Look for age, energy rating. Furnaces are rated by annual fuel utilization efficiency; the higher the rating, the lower your fuel costs. However, other factors such as payback period and other operating costs, such as electricity to operate motors.</li>
<li><strong>Garage: </strong>Look for exterior in good repair; condition of floor—cracks, stains, etc.; condition of door mechanism.</li>
<li><strong>Basement: </strong>Look for water leakage, musty smell.</li>

<p>Texas´ Voluntary Inspection Program (VIP) offers owners of well-maintained homes a way to show insurers that they deserve coverage.</p>
<p>Under the VIP, a home receives a “certificate of insurability” if it passes an inspection by a credentialed inspector, qualified by the Texas Department of Insurance (TDI).</p>
<p>Randall Kent of Logical Inspections, Inc. is a certified VIP Inspector.</p>
<p>A certificate of insurability creates a presumption your home is insurable. If you have a certificate, an insurance company can’t refuse to sell or renew a policy because of your home’s condition unless the insurer re-inspects it and describes the deficiencies in writing.</p>
<p>Once you have a certificate of insurability, it is good for three years so long as you don’t make substantial changes to your property. If that happens, an insurer can require an additional inspection. An insurance company may also require a written statement from you that there have been no significant changes to the property since it was inspected.</p>

			<content:encoded><![CDATA[<p>Just as a home inspection informs you about the condition of the home you are interested in purchasing, a pool inspection informs you about the condition of the pool.</p>
<p>The intent of a pool inspection is to evaluate the current condition of all accessible pool components and the inspection consists of four phases:</p>
<p><strong>1. Pool / spa placement and protection. </strong>This includes fencing, gates, screen enclosure, proximity to electrical wires, location of electrical outlets and placement to the home.</p>
<p><strong>2. Pool / spa vessel and coping. </strong>This includes the pool and deck surface condition (cracks, discoloration, and pitting) and the coping surrounding the pool (open joints, cracking). Drains are inspected for the presence of anti-vortex covers for safety reasons.</p>
<p><strong>3. Pool / spa equipment. </strong>This includes inspection of pool/spa lights, the presence of GFCI devices, junction box condition and location, pumps, filters, piping, timers, disconnects, heaters, controls, accessories, skimmers, and the appropriate electrical bonding is in place.</p>
<p><strong>4. Pool / spa equipment operation. </strong>This includes operation of the pump, inspection for leakage, proper skimming and filtration, heater activation, filter pressure and the operation of the spa blower.</p>
